VA Mortgage Loan Checklist
There are a number of requirements that you need to produce in order for your VA mortgage loan to be processed. Below is a list of things that you will most likely need:
- An accumulation of an entire month of pay stubs
- Your W-2’s for the past two years
- If you are self-employed or you have your own business, you must have your tax returns with all schedules for the past two years. This also applies if you are using commission; in this case, you can have your dividend or rental income ready, as well as your tax returns.
- The addresses and phone numbers of all of your employers for the past two years
- The addresses and phone numbers of all of your landlords for the past two years.
- A copy of your DD214
- Your Original VA Certificate of Eligibility. This loan certificate is what would verify that you are in fact eligible to apply for a VA loan. If for some reason you do don’t have your certificate with you, or have lost it at some time, you can get yourself a copy by first downloading the certificate of eligibility from the government’s online form center.
Once you have downloaded it, just print it out, make sure to complete the form, and you can mail it in the address indicated. Since you have to wait four weeks to get your certificate of eligibility, it is highly advised that you do this as soon as possible. Once you have your COE with you, you will find that it will be relatively easier for you to have your loan processed.
It is also a good idea to consider having your VA loan pre-approved. This way, you will know the amount of loan you are qualified for, and in turn you can save time by looking at prospect homes only within that price range. You will also have more confidence that your mortgage loan will most likely be approved.
- If applicable, copies of social security, pension, and/or retirement award letter
- Your bank statements for all accounts for the past two months
- If applicable, explanation for any derogatory credit
- If applicable, discharge and bankruptcy paperwork
- If applicable, divorce decree and settlement paperwork
